Answer these before you look at anything
Are you staying at least two years? Do you have a full-time job? Do you have regular, documented income? If any answer is no, a standard lease is probably not your route. Japanese apartments come with a two-year contract, and landlords treat proof of steady income as non-negotiable rather than as one factor among many. That is not a rejection. It is a different door, and there are two good ones.
